No separation from city a concern as Bettendorf leaders push for development near roundabout

It's one of the fastest growing areas in Bettendorf, and because of plans for new development, the area near the roundabout at 53rd Avenue and Middle Road will get even busier.

As it sits right now, there is a natural buffer between some of the busier areas of Bettendorf and a pocket of neighborhoods in the Northeast part of the city. More development gets rid of that buffer, which leaves some homeowners with mixed feelings on the deal.

"I kind of like being out a little bit. I'm close enough where I can be there in 5 minutes to wherever I need to be. I like the quiet neighborhood," homeowner Patrick Elder said.

This is growth that Elder and many others have seen coming for years.

"I see it's growing. There's a lot of houses going up and a lot of developments. I can see them putting something like that there so it can be closer to everyone," Elder said.

"This type of development takes into account the need for future neighborhood commercial growth to service those folks who live in that area," Bettendorf Mayor Bob Gallagher said.

Bettendorf continues to grow, and pretty soon, it will connect more isolated parts of the city to areas that have more of a business feel. With that, there are some concerns.

Even though they see the growth happening, they don't want it to change how they live through the day, especially when it comes to safety.

"I guess we'd have to see what it's like. I can see that it's inevitable because everything is coming out this way. If they kept traffic down, it wouldn't be that big of a deal," Elder said.

Growth and development is winning, and neighbors are waiting to see what it will add.

Even with the re-zoning on a path for approval, that doesn't mean construction will happen right away. The plan is to start new work in the area at different points over the next few years.
